Hale End Road – Flat Roof Overhaul & Structural Upgrade
We recently completed a comprehensive flat roof overhaul on a kitchen extension at a property on Hale End Road, forming part of our ongoing work for clients across Essex, Hertfordshire, London and the Home Counties. What began as a standard refurbishment quickly revealed underlying design faults that required a more structural approach to ensure long-term performance and safety.
Project Summary
The existing flat roof had been suffering from significant ponding issues, indicating poor drainage and an inadequate original design. Once the coverings were removed, our team uncovered a major structural fault within the roof’s timber framework. To correct this, we upgraded and reinforced the roof timbers, integrating new structural members into the existing building fabric. This also allowed us to create a new opening for a skylight, improving natural light while ensuring full structural compliance.
With the framework restored and strengthened, we transformed the old cold-roof construction into a modern, high-performance warm roof system. This involved installing an 18mm plywood deck and applying Alutrix VCL, integrating the new layers with the client’s existing insulation where appropriate — a significant improvement on the previous design.
Design & Installation
To replace the original felt system, which had reached the end of its lifespan, the client selected the RubberBond EPDM membrane — a durable, flexible and long-lasting flat roofing solution. This upgrade provides exceptional waterproofing performance, improved lifespan and reduced future maintenance compared to the traditional felt materials previously installed.
The combination of a structurally upgraded deck, warm roof design, reinforced timber framework and premium EPDM membrane resulted in a complete transformation of the extension roof. All detailing around edges, upstands and the new skylight opening was completed to manufacturer standards, ensuring a robust and watertight finish.
